Property Management services include marketing, tenant search, administration, rent collection, property maintenance/repairs/inspections, lease renewals, and accounting. A more detailed list can be found Rental Services option above.
There will be a one-time acquisition fee to the management company per tenant, which is one half of one month’s rent per tenant (subject to change). Please refer to the property management contract.
Florida law requires time allowed to the management company to ensure that all rent checks clear. The checks to owners are usually cut mid-month and either direct deposited into your account or mailed to you. It is suggested that you try to stay one month ahead on your mortgage payments to avoid late fees.
Approximately 2 to 3 weeks after the C/O, the house is turned over to the rental department to prepare the property for the rental market. At this time the property will be inspected by the rental department and then it will be listed for rent. Your loan must be modified before the property can be rented.
This fee is used for lawn and/or pool services while your property is vacant and on our rental list. Any unused funds are refunded to you.
As soon as the house is leased or sold.
Mortgage payments are the owners’ responsibility
The fee is $125.00 per month for the first year (subject to change). Please refer to the property management contract for more information.
We market, advertise and show your property. We screen all prospective tenants and approve or deny them based on credit and criminal reports and rental histories. While vacant, we routinely inspect the property and maintain the lawn and pool (if applicable). Once occupied, we collect your rent payments as well as continue periodic inspections and facilitate warranty, service, and maintenance repairs.
There are five breeds of dogs which will never be allowed per HUD guidelines (Section 8): Rottweillers, Dobermans, Chows, Pit Bulls, and German Shepherds. Pet fees are collected and sent to the owner unless the tenants have entered into a Lease Option agreement. Your management contract contains a section which explains this and requires your permission for any pets. Please be advised that being disagreeable to allowing pets may further delay the rental of your property. |
